Since 1982, LUCHA (Latin United Community Housing Association) has served thousands of moderate and low-income families with Affordable Housing Development, Emergency Housing Repair and Assistance, Home Buyer Counseling, Foreclosure Prevention and Legal Assistance. LUCHA owns and operates 153 units of affordable housing in the West Town, Humboldt Park and Logan Square Communities, and counsels families around Chicago and in the Midwest region. LUCHA also partners with residents, community organizers, financial institutions and government agencies to maintain its $22 million in real estate assets and to advocate for greater affordable housing options in the region.
In support of LUCHA’s mission, the Janitor contributes to the accomplishment of practices and objectives of the Property Management Department. The Janitor is responsible of keeping buildings in clean and orderly condition. Perform heavy cleaning duties, such as cleaning floors, shampooing rugs, washing walls and glass, and removing rubbish. The Janitor carries out responsibilities in some or all of the following functional areas:
Role and Responsibilities
Carry out routine maintenance and inspection procedures as detailed in Maintenance Plan.
Perform cleaning duties in accordance with the Cleaning Schedule, such as: mop, wash, wax and polish floors and vacuum carpets; maintain cleanliness of assigned outside areas; pick up litter and remove garbage; clear snow from doorways and walkways when required; operate cleaning janitorial equipment and use associated tools and cleaning materials; clean walls, furniture, smoke alarms, and dust and sweep areas; wash windows.
Carry out other maintenance cleaning tasks or grounds maintenance as requested by the Property Manager.
Notify Senior Repairperson concerning the need for major repairs, in addition to building operating system. Monitor general conditions/suggest work orders when needed.
Respond to residents’ inquiries, complaints and emergencies, and take appropriate action.
Set up arrange or remove tables, chairs or scaffolding to prepare facilities for events.
Maintain general security (locked doors and windows in common areas).
Maintain an inventory of equipment and supplies needed in the execution of the job.
Conduct all work in a thorough manner line with property management industry standards.
Other duties as assigned.
Qualifications and Education Requirements
High school diploma or its equivalent along with janitorial experience.
Thorough understanding of all building mechanics and systems.
Ability to work with people from diverse social, cultural and economic backgrounds.
Ability to communicate effectively, both orally and in writing.
Bilingual English/Spanish preferred.
Knowledge of occupational hazards and safety precautions.
Conscientious and detail oriented.
Ability to work effectively in a team environment.
Ability to represent the Company in a positive and professional manner at all times.
Must demonstrate integrity and commitment to the organization’s mission and values.
Must have transportation and a valid Driver’s License.
Scope of Responsibility:
Perform routine preventive maintenance to LUCHA’s properties to ensure that the buildings and systems operate efficiently.
This position regularly requires the incumbent to work in all types of weather. There is frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds) and perform other similar actions during the course of the workday.
