UPA seeks a Director of Property Management who can provide professional management, strategic leadership, and innovation to advance the Property Management (PM) Department as it drives toward the agency’s goal of resident self-sufficiency. We are looking for a seasoned property management professional with demonstrated experience in best practice property management operations and compliance who cares deeply about social impact and the ways in which the supportive housing platform can stabilize the lives of our community’s most vulnerable and enable them to reach the potential they seek. The Director of Property Management will be responsible for ensuring excellence in the management and financial performance of UPA’s supportive housing oriented properties, meeting key performance indicators, and will manage the growth of the department through new building rent-ups.
Management Responsible for the overall financial and operational performance of all service oriented properties. Oversee property management strategic direction and three year goal plan. Develop annual budgets and ensure alignment of actual property performance against budgets. Review and analyze monthly financial reports and dashboards for internal and external use. Ensure compliance with all rules, regulations and laws relevant to housing and affiliates. Develop new property management contracts and identify new opportunities. Identify and devise strategies for ongoing operational improvements
Day-to-Day Operations Develop and implement policies on building operations and maintenance. Monitor occupancy, rent collection and cost control to ensure the financial stability of properties. Ensure all buildings are clean and well maintained and monthly inspections are following protocols; monitor adherence to preventative maintenance schedules. Ensure that all safety procedures are followed and working conditions are safe. Manage tenant relationships and address any issues regarding services, products, and/or personnel. Supports the Property Managers in the development of specific leasing and marketing plans for each property. Support Director of Residential Services in building and managing partnerships with service agencies where operations are affected Provide support to the Real Estate Development team in preparation of funding applications and project conceptualization for new developments and recapitalization analyses and funding applications for existing buildings.
Staff Management and Development Recruit, hire, supervise, motivate, manage and develop the capabilities of the PM team. Create a work environment that fosters teamwork, personal growth, and self-confidence. Oversee employee performance reviews and provide ongoing support and feedback to PM team regarding their job performance. Provide strong leadership, clear direction and ensure accountability within the department.
At least eight years of broad-based supportive housing, affordable housing, property management or non-profit management experience.
