POSITION DESCRIPTION: The position will handle a portion of our residential portfolio consisting of small multi-unit buildings. Our units are located on the Northside of Chicago. We are looking for an Assistant Property Manager (APM) that is looking to grow within the company and support our rapid expansion. The APM will need to utilize strong project management skills, people skills, and analytical skills to support the Housing Manager to reach our department and company goals.
Duties & Core Responsibilities:
Overseeing Tenant Move In/Outs processes
Assist with the preparations of tenant file audits
Directs the operations for all HOW properties which require routine service requests
Help develop and implement a comprehensive preventative maintenance program
Generate and close work orders as needed
Collect bids for work to be done
Issue appropriate notices
Property and housekeeping inspections, and oversee third party inspections
Work on all lease renewals/signings
Update occupancy reports
Maintain property information in our property management software
Active participation in required staff meetings and programs
Assist in completing quarterly and annual compliance reports
Work with external funders
Performs other duties as necessary
Knowledge & Skills:
Excellent Attention to detail
Strong computer skills MS Office products
A critical thinker and quick learner, who approaches problems in a structural fashion and demonstrates strong attention to detail and nuances
Good judgement, prioritization, organizational, and communication skills
Working knowledge of residential property management processes and technology, desired
Experience using property management software (Yardi), desired
Education, Certifications, & Experience:
College degree preferred but not required
Experience working in the services related field
Residential property management experience
Develop and maintain working knowledge of Chicago Landlord Tenant Ordinance, Fair Housing Law, and regulatory agreements with financial supports, including but not limited to, programs with the City of Chicago, Illinois Housing Development Authority (IHDA), HUD, CHA, CLIHTF, LIHTCs, and other renter subsidies and affordable rental financing.
Must have a valid driver’s license and proof of insurance and a reliable car
Must pass applicable background checks
Ability to lift 25 pounds and walk up and down stairs
Must complete and pass CANTS Screening
Work Schedule: Full-time; willingness to work flexible hours as needed; including evening and weekend hours.
Starting Salary: $18/hr, annualized salary with benefits
Able to lift a minimum of 25lbs and walk up and down stairs
Must possess a valid driver’s license, reliable vehicle and proof of automobile insurance
Must pass applicable background checks
